General information
Content on this website is general information about Three Brothers Group and its projects. It is not an offer, invitation or solicitation to invest, to buy or sell property, or to enter into a joint venture, and it is not financial, investment, legal, planning, tax or valuation advice.
Any arrangement is subject to separate written agreement, due diligence and independent professional advice. To the extent permitted by law, Three Brothers Group gives no warranty that the information is complete, accurate or current, and accepts no liability for loss arising from reliance on it.
Programmes & timelines
Statements about planning programmes, timelines and future stages — including the 2027 Zone Change for the Brigham Creek Joint Venture and the resource consent, building consent, subdivision and construction stages that follow — describe current intentions supplied by the project team.
They are not Council decisions, approvals or committed dates. Timing and outcomes depend on planning processes, approvals, infrastructure, market conditions and project decisions, and may change or not occur.
Landbank holdings
The Kumeū sites are held as a long-term landbank. Their Future Urban zoning is as reported by public property records on the date checked. Future Urban land generally needs a plan change, infrastructure and consents before urban development can occur.
The development horizon shown for landbank sites, ten years or more, is the owner’s long-term view, not a Council decision, approval or commitment. Auckland Council’s Future Development Strategy 2023–2053 sequences Kumeū-Huapai as not before 2050+, red-flags it for flood risk and lists major infrastructure required before urban occupation. Council maps show flood hazards touching each Kumeū site. Development may occur considerably later than ten years, on a smaller area, or not at all.
No development yield, building area, end value or programme is assumed for landbank sites, and holding them is not an offer, invitation or forecast of returns.
Indicative development figures
Figures marked with an asterisk (*) — potential lots, Proposed Building Areas and density illustrations — are illustrative scale comparisons. They apply the gross-site ratios of the separate 41–43 Brigham Creek Road July 2025 S92 proposal (196 scheduled lots and 14,547 m² building coverage on 51,921 m²) to each project’s reported land area.
Proposed Building Areas means ground-level building footprint, not gross floor area. These figures are not surveyed, designed, consented or guaranteed yields. Zoning, road designations, roads and JOALs, stormwater and flooding, ecology, ground conditions, servicing, setbacks and the eventual design may materially reduce yield or area. No approved subdivision or building consent is claimed for any Three Brothers land project.
Indicative end value
The indicative end value for the Brigham Creek Joint Venture is a modelling scenario: 308 potential lots × one completed and sold home each × an assumed blended average price of NZ$975,000 = NZ$300,300,000.
It is not a valuation, appraisal, forecast of profit, net proceeds or present value. Amounts are nominal gross purchaser receipts on an assumed GST-inclusive basis, before land, design, consent, infrastructure, construction, selling and finance costs, GST remittance and tax. No cost feasibility, sales rate or completion date has been established. Actual yield, prices, timing and value may differ materially.
Local price context
Asking prices and reported sales are a small public sample of separate properties with different sizes, ages and specifications, reviewed on the date shown. Asking prices are not achieved sales. The sample does not establish a project price or a valuation; confirm current information with the listing agent.
Land areas & published figures
Land areas are reported property measurements from public property-data sources and may be rounded; one source, for example, rounds its figure to 41,000 m². They are not surveyed, net developable or completed development areas. The homepage total for the northwest portfolio is the rounded sum of those reported areas.
Construction-project measurements and home counts come from published listings and project descriptions. They have not been independently verified and are not completed-lot counts.
Zoning & planning
Zoning descriptions summarise public property records and planning documents on the date checked. The Mixed Housing Urban framework of Plan Change 86 applies to the separate 41–43 Brigham Creek Road property and does not extend to Three Brothers land.
Parcel boundaries, zone extents, precincts, overlays, designations and consent pathways must be confirmed through current Council records and professional planning advice.
Infrastructure
Infrastructure updates summarise public announcements by Watercare, Auckland Transport, NZTA and other agencies, as checked on the dates shown. These programmes are controlled by third parties and may change. They do not guarantee a service connection, capacity allocation, funding, opening date, access or development rights for any project.
Neighbourhood & nearby developments
Neighbourhood places, developments and renders belong to third parties and are shown as local context only. They are not facilities within, partners of, or promised by Three Brothers projects. Proposed features, school zones and enrolment schemes may change. No travel time, enrolment or availability is guaranteed.
Imagery & reference renders
Aerial imagery (Eagle Technology / LINZ) is centred on representative addresses, includes neighbouring properties and does not show project boundaries. Capture dates and current site status are not established.
Renders from the 41–43 Brigham Creek Road proposal and the Spedding Industrial precinct come from separate sites. They are references, not designs for Three Brothers land.
Construction project references
Construction entries are historical or third-party project references drawn from published listings and project descriptions. Project associations, Three Brothers Group’s role and current delivery status are being reviewed. An entry is not a statement that Three Brothers Group designed, built, owns or sold the property.
