These terms explain how to use the Three Brothers Group website and how to read the project information we publish.

1. About this website

This website, 3b.co.nz, is operated by Three Brothers Group Limited, using the Three Brothers Group brand ("we", "us" and "our"). These terms apply to your use of this website. Our Privacy Policy explains how personal information is handled.

They are website terms, rather than terms for buying building materials, purchasing property, carrying out construction or entering a joint venture. Any such transaction requires its own agreement identifying the relevant legal parties and agreed terms.

2. Understanding project information

We aim to present project information accurately and to identify its sources and limitations. Please read the notes beside each figure or image, the Disclaimer and the photography and project notes. Contact us if something appears incorrect.

Unless specifically confirmed otherwise, drawings, renders, maps, photographs, descriptions, proposed layouts and programmes provide context or illustrate a possible approach. Historical photographs do not establish the current condition of a site. Maps and aerial images may include neighbouring properties and do not show surveyed boundaries.

References to a property or construction location do not, by themselves, establish that we own it, developed it, acted as its principal builder, or completed the work. The stated project role and delivery status must be checked for the particular project.

3. Estimates, scenarios and future work

Potential lot counts, proposed building areas, timeframes and end-value figures are illustrative where identified as such. A scenario derived from a separate reference site is not a site-specific feasibility study, consent, valuation or guaranteed outcome. Ground-level building footprint is different from gross floor area.

Illustrative completed-home gross sales are different from land value, profit, net proceeds and present value. They depend on the stated dwelling, price and GST assumptions and exclude costs and deductions as explained beside the calculation.

Actual outcomes depend on matters including zoning, design, consents, infrastructure capacity, ground and environmental conditions, funding, costs and market demand. Nearby facilities and third-party infrastructure proposals are not facilities or delivery commitments of our projects. Published dates and source notes identify the basis of information; they do not guarantee it remains current.

Before making a property, investment, construction or joint venture decision, obtain current project documents and appropriate independent legal, planning, engineering, valuation and financial advice.

4. Enquiries and separate agreements

Website information is not an offer to sell land, reserve a property, provide a financial product, or enter a construction or joint venture contract. An enquiry does not reserve a property or create a partnership, agency relationship or obligation to proceed.

When you use the enquiry form, your details are sent to our enquiry system. A submission confirmation acknowledges receipt by that system; it does not confirm that a team member has read your message, that a notification email has been delivered, or that a project or agreement has been accepted. If the form reports an error, your enquiry may not have been received.

Do not use the website to send passwords, identity documents, payment details or confidential project documents. Arrange a suitable channel and any confidentiality agreement before sharing sensitive material.

5. Responsible use and content rights

You may view this website and keep reasonable copies for personal reference or considering a project. Content belongs to us or its respective rights holders. Image credits identify third-party material; publication here does not grant you a licence to reuse that material commercially.

Do not impersonate another person, submit unlawful material, attempt unauthorised access, introduce harmful code, or interfere with the website. We may take proportionate steps to protect the site against misuse.

6. Third-party services and links

External links, maps and source references are provided for context. Their operators control their own content, availability and privacy practices. A link does not create a project affiliation or endorse every claim on the linked service.

7. Your rights and our responsibility

We take reasonable care with this website, but cannot promise uninterrupted availability or freedom from every technical error. Website information may need updating as project circumstances change.

Nothing in these terms excludes or restricts rights or remedies that cannot lawfully be excluded, including applicable rights under the Fair Trading Act 1986, the Consumer Guarantees Act 1993 and the Privacy Act 2020. These notes do not excuse misleading statements or replace our obligation to take care with factual claims.

8. Changes, questions and governing law

We may update these website terms. The version and effective date on this page identify the terms applying to subsequent website use. An update does not retrospectively change a separate signed agreement.

New Zealand law applies. This does not remove any mandatory protection or right to use a court or tribunal available to you under applicable law.

For website questions or corrections, write to Three Brothers Group Limited at 9C William Pickering Drive, Rosedale, or email privacy@threebrothers.co.nz.
